Location is very important so, before you buy ask yourself a few questions:
Where are you more comfortable living? A metropolitan area, near town, or in the country? Consider your lifestyle and your family's everyday routines.
Check to see if homes in the area are of comparable value to the home you want to build in that area? The answer could have appraisals and property value implications.
Making Your Land a Home
Examine the property’s features carefully. It could affect construction costs. For example, hilly site may provide a breath taking view; but, it may be more expensive to build. Visit the site several times and make sure it fits your needs. Where is the sun? Careful placement of the home can save on energy costs. Your land will appear differently as the seasons change.
Some Important Documents to Have
Gaining a clear title for your new property is important. An Owner’s Title Insurance Policy and a Survey Plat of the property will tell you this. These documents can be ordered from a title company.
The Survey Plat shows property boundaries, ingress/egress and home placement and other important information. Ask the surveyor to include markers on the property’s corners. This survey should include a "flood stamp". Any title company can order the survey or recommend a surveyor.
Make Sure the House Fits!
